Home Improvements By Owner (HIBO) directs and assists the Homeowner through their home improvement project by providing professional administrative tools and industry experienced consultation. HIBO’s level of service will assist the Homeowner to act as their own General Contractor, and also have the ability to start, perform and complete their project as well as any remodeling contractor in the industry. HIBO will direct and consult the investor through every step of a major home improvement project from pre-plan considerations to paying the final subcontractor. HIBO works with the homeowner to make decisions that are in the best interests of his needs and most importantly his budget.
HIBO is NOT a General Contractor
HIBO is not, and does not imply that it is a General Contractor. HIBO’s service were created to give Homeowners another option to act as their own General Contractor and produce a major home improvement themselves. Last, HIBO is designed to save the Homeowner the additional money that is generated by the General Contractor’s cost of doing business such as; Office Expenses (staff, equipment), Sales/Design, Production/Supervision and additional company overhead and profit.
By providing a professional Remodeling Administrative Plan, HIBO will assist the owner to be able to perform as his own General Contractor and therefore reward himself the savings of overhead and profit.
Our Process
HIBO’s Administrative Plan consists of 3 important and necessary steps that are needed to start and complete the project in a timely and professional manner.
These steps are to ensure that your time and money are well spent. Our 3 phase process includes:
- Qualification – An Introduction Where We get to Know the Homeowners and Project Goals
- The Project Feasibility Budget Analysis – Getting a Direct Cost and Fair Market Value of Materials, Suppliers and Subcontractors
- Project Plans & Development Bundle – Planning, Scheduling, Contracting and Building the Project
First, Fill Out Our Project Qualification Form.
Our project qualification form helps us learn about the homeowner, property and project goals. This is a non-committal form. Once reviewed a HIBO representative will reach out with information in regards to what your project will need. An agreement along with your projects service fee will be included. After the agreement is signed we will start The Project Feasibility Budget Analysis
HIBO service fees are calculated at $1,500 or 1% of the direct cost of the project. To learn more visit our Service Fees page.
Project Feasibility Budget Analysis
HIBO believes that NO project under consideration should move forward as an investment until it is firmly decided if the project is feasible. This includes not only your budget, but also the needs of the work involved. Therefore, this is the most important phase of any building project.
Our 25-point itemized list accounts for all possible needs a major building project might require. It also gathers the pricing for your location and preferred timeframe. The information found through this stage is then used to create plans, purchase materials, create schedules, hire subcontractors, negotiate their contracts, manage and monitor the build, and everything else found in the next step.
Most importantly this stage provides the homeowner realistic expectations and control of their project. They will know how much they are spending on each element of the project and whether or not they are overspending. They will learn what’s required and how to obtain special licenses or permits that are needed, which will help organize the flow of the project.
2. Project Plans & Development Bundle
The Project Plans & Development Bundle includes 5 steps. Each of these steps are required to successfully build & complete major home improvement and investment projects.
- Project Plans & Design
- Permit Plans & Development Design Plans
- Scope of Work
- Descriptions of work, related to performance of tasks
- Task Providers
- Selecting Subcontractors, Vendors and Suppliers
- Creating Contracts
- Agreements with task provider services. (i.e. SOW / Costs & Fees)
- Building Scheduling
- Schedules of work, related to performance & milestone payments
We offer and request a fee to provide the plans and development tasks of qualifying, identifying and selecting, each providers task, and the outcome of each to complete a total building bundle package that enables the project to move into being construction ready.
3. Management & Monitoring
HIBO believes that project oversight & project monitoring are crucial to assure the homeowner is being properly guided, paying when only required and the comfort that each vendor, supplier and the total process is in good hands.
Local Building Agents will provide oversight of Schedules, Payments, Performance, and Communication links with the homeowner and those contracted to provide their individual tasks for payments and fees.
