The Work Schedule will dictate which sub and/or vendor will physically start to provide their specific services.  HIBO will contact each vendor on or before the scheduled starting day of each sub or vendor and be available to go over and/or discuss any last minute comments or questions at that time. HIBO, with the Owner and the HIBO assigned agent, will monitor the progress of the project by conducting scheduled visits when progress payments and draws are  required.

The Owner will also be able to monitor progress by following the project on his Series of Events and Work Schedule. Performance monitoring is an important function in determining when the subs and vendors are to receive their draw payments. The Owner, now acting as the general contractor, along with HIBO, will be able to justify release of payments by agreeing that the sub-contractor and vendor has completed their individual tasks as per the schedule and met their contractual Terms of Payment.

Opting Out Of and Providing Own Materials

The Owner may have opted to eliminate certain materials and or product from specific quotes and estimates for the purpose of providing them himself.  The Owner must make provisions that insures these materials and products to be available to those specific trades in a timely manner, conducive of the Work Schedule.  HIBO will provide the Owner with a Materials/Product Guide that will assist the Owner in ordering and providing general materials, products and specialty items.

Additional Work Order

As the project progresses there may be an instance, on the part of the Owner and or on the part of a Sub-Contractor or other vender(s), to address the possible change of an event, a product or an action “outside” the purview of the original SOW and Contract(s) agreement. This may trigger an Additional Work Order to address those specific needs of a change. All changes in the field will be passed onto HIBO ASAP, to take action on behalf of the Owner and to be sure the sequence of events are carried out administratively and contractually between the Owner and the vendor of change.

Contractual Items of Interest

Where a misunderstanding in the provisions of the contract needs to be resolved, due to an event the Owner and Contractor cannot agree, HIBO will act as an arbitrator and interject the understanding of The Remodeling Industry Standards as a negotiating dialogue to resolve any and or all differences. If the differences cannot be resolved in the above manner, another option may be necessary to come to a negotiated position with one or both parties wanting to seek legal counsel. In this case, HIBO will stand in support of the interpretation of The Industry Standards, as per The National Building Association.
